Refinance Break-Even Calculator

Find out when a lower rate pays back the closing costs, and whether the refinance saves money over the life of the loan.

Principal & interest only. Taxes, insurance and PMI in escrow are not affected.

The break-even formula

Break-even months = closing costs รท monthly payment savings. If you keep the loan past that month, the refinance has paid for itself in cash flow. Also check lifetime interest. Restarting a 30-year term can lower your payment and still cost more overall.

Worked example

You owe $300,000 at 7% with 27.5 years left, so you pay $2,050.85 a month. Refinancing into a new 30-year loan at 6% costs $6,000 and drops the payment to $1,798.65, saving $252.20 a month. Break-even comes after about 24 months. Over the life of the loan you save about $23,265 in interest after costs, even with the longer term.

Frequently asked questions

What is a good refinance break-even period?

Many borrowers look for break-even within 2 to 3 years. What matters is that you expect to keep the home and loan well past it.

Should I roll closing costs into the loan?

Rolling costs in avoids cash at closing but increases your balance and interest. The calculator handles both choices.

Does a cash-out refinance work the same way?

The math is similar, but the new balance is larger. Compare it with a HELOC or home equity loan before deciding.

How much are refinance closing costs?

They are often 2% to 6% of the loan amount. Use the exact figures from your Loan Estimate.
